iMapp Property Report Introduction

Property Reports includes all data available for the particular property. There are multiple report types available for your reference and analysis. Some of the reports have several view options, thus presenting different type of data for the same property (called sub-reports). By choosing report type on the right corner, you can check all data which is available for this property: from tax information (Property Tax report) to demographics stats (Demographics report). NOTE: not all reports and sub-report types are available for all properties: if some particular data is not found for this property item, the report type is not shown in the list of the options.

Select the property you’re interested in and switch between the reports to see all the data:

Each report type has its own number of property information blocks (the blocks of data which display the details on sales, building, schools, etc.), some of the reports include the map view.


Property Tax Report

This is the default report for the property: when one is selected in the results list, the Property Tax Report is displayed. This report includes several blocks (sections) of information, map, map settings, additional view settings and controls on the right side on the screen.


Property Information section

Property Information includes PID, Property Address, Current Owner, Land details, and Legal information. For additional confirmation or details on the property, click on PID number link to be taken to county appraisers website with details of that property and to see the newest information directly from the data source.

Tip: Property Address and Tax Mailing Address can differ (it can indicate that the property is not owner occupied). Use Tax Mailing Address to contact the owner.

Value Information section

Value Information displays tax value data for the last 5 years, including just market value, taxable value and percent change:

Sales Information section

Sales Information is displayed in chronological order. You may be interested in instrument data, mortgages and refinance details, recording book/page/document numbers, deed type, qualifiers (Q, U, M, etc.) and other information there. Sales information is updated on a regular basis in iMapp, which means that as soon as the sale is recorded in the county, iMapp will gather it and display in the system.


Building Information section

Building information includes the data about the building, which iMapp gathers from county appraiser data sources.


Assigned Schools

Assigned Schools data is loaded from National Center for Education Statistics and state Department of Education, the link to the websites are available in the box tool. If any information is not available in Assigned Schools box, it means, that it was not presented by these two official sources.


Flood Zones section

Flood Zones gives a details about the properties flood area type, the information is taken from FEMA. FEMA maps flood zones in communities across the US, identifying areas of varying flood risk on Flood Insurance Rate Maps (FIRMs). FEMA’s high-risk flood zones – those that make up the SFHA – are those that begin with the letters “A” or “V.” Homeowners located in A or V zones may be required to purchase flood insurance if they have a mortgage from a federally-backed or federally-regulated lender. FEMA’s low and moderate risk flood zones – those outside the SFHA – are those that begin with the letters “X,” “B,” or “C.” Use the link above the Food Zones box to visit FEMA’s website, where this data is acquired and regularly updated. There is also a note on data update date under Published.

Tip: to download recorder’s filed deed and other documents, click on the link near Document # in Sales Information section: you’ll be taken to the county website where you need to click on the record → pop-up with details appears → click Document Image tab and you’ll get a PDF doc to print or safe. In most cases we are able to link directly to the PDF version of the original legal documents.

Map section

The iMapp Map is interactive: zoom in and zoom out options allow to get closer to the property item or see the area where the property is located (the house icon on the map indicates the subject property). You can use your mouse to click and drag the map to pan around and change the area which the map shows. You can also you mouse scroll wheels and pinch and zoom options on touch interfaces to interact with the map.

If you click on a different parcel on the map, you’ll see basic property information about that new parcel. To see the full report for that new parcel, click on the pop-up link and iMapp will take to item’s property report page. Use regular browser’s back options to return to the original report, if desired.

Map Tools

The iMapp Map is fully interactive, allowing you to use a variety of tools: layers option can change the map view layout and display property annotation, regions, icons and thematic layering according to selected parameters (1), identify to choose an item on the map (2), select to start a search for a region within the area you’re looking at (3), measure to calculate the distance or area (4). Save map option will activate the downloading the map area as an image to your computer (5).

Map Types

Map types (6), streets, aerials, flood, offers you different base map layers to work with. The street map is the default view, but you may also switch to risk of flooding or aerial photos:

Map Layers

Click on Map Layers to customize the map layout. Here you can select the map view which is convenient for your work: each of the options (Base Map, Overlay Boundaries, Parcel Boundaries, Parcel Annotation) has its own list of layers, boundaries and outlines. Click on each drop down menu to see all options in that category. Some annotation and icon layers will be turned on and also added the quick “Property Overlays” menu at the bottom of the map for easier customization. The number of layers is limited to the allowed space on the “Property Overlays”. NOTE: there is no “revert to default” option for Map Layers menu: iMapp will remember your settings and will apply them in your next session.

Property Overlays

The flags in the Property Overlays settings bar are responsible for displaying many possible map layers. Most commonly it displays Real Estate listings for all statuses of listings. Use checkboxes to turn on and off the visibility of the active, pending, sold, cancelled, and expired properties and other layers on the map. NOTE: iMapp remembers your previous selection, so next time you use the map the flags will be on/off depending on your last session settings.

Tip: when you click on any random property on the map, you’ll see a pop-up with property details. All pop-ups include properties' Tax data, but if the property has MLS listings details, you’ll also see an overview of this data at the top of the pop-up. Click on the links in the pop-up to get to property’s MLS listing page (you’ll be taken to MLS Listing Info report):

Identify tool

When Identify is selected, you can choose one property on the map: you just need to zoom in to see the houses on the map and select the one you’re interested in (click on it to see property overview pop-up). If you click on the pop-up, you’ll be take to a detailed report for that property.

Select tool

You can use the map to start the search again: use Select tool, highlight defined area and start the geographically defined search (for example, you want to see the results from particular subdivision, or, in contrast, the properties of the certain neighbors). You’ll see the possible selection shapes for your desired region(s): freeform (lasso), polygon, rectangle, and circle. After the area is highlighted, the action pop-up appears: click Confirm Selection to run the search or Cancel to repeal the selection and switch off “select” mode. You may also select additional map areas to search in multiple areas simultaneously.

Tip: using map search in particular area and district can be the first step to a good direct marketing strategy: when the list of potential real estate clients from one area is ready, use Mail Labels option to generate mail labels for prospecting postcards. Measure tool

To measure on the map, use Measure tool. To draw the area to measure, click on the map in the area you want to set as a start point → then add more points around the area you are measuring by clicking the mouse on each corner around the shape you need. When the area is fully selected, double click on the first point to finish drawing on the map (or double click while pointing the last dot) and see the results of distance calculation. To remove the previous measurement and to start the measure again just click on Measure button one more time.

Tip: to measure the a Specific Land Parcel, zoom in to property item on the map → click Measure tool → double click on property item → you’ll see the highlighted area and full totals square fit for it. Click on Measure tool again to remove the measure.

Save Map

Save Map tool allows to save the map area as an image (.png format), with all custom layers, flags and measure selections if any. This will allow you to download your customized map and share within your listing or in other presentations.

Tip: if building sketch and properties photos are available, you’ll see these data by clicking the option list under Property Tax report in the list of reports section:


MLS Listing Info report

MLS Listing Info Report presents all subject property data which was gathered from Real Estate listings, combined and displayed in information sections. The report has two options you can select:

  1. Full Listings Report includes the information about the property which was found in MLS listings sources.
  2. MLS/Tax Combined displays the property’s data which was gathered from MLS data sources and property Tax data sources (so the report is a combination of MLS and Tax data available for that subject property).

NOTE: The MLS or Real Estate listing data can be license restricted for some users.

Tip: use the checkbox and switch to MLS/Tax combined report to see more data in one report: iMapp will pull in more data, including other maps, property information, tax valuation information, sales, etc. To customize the information boxes shown in the report, use Show Reports Section checkboxes to hide/unhide the data sections.

NOTE: If a listed property is new and just hast been listed for a sale, it may not have tax data yet: in that case sub-report MLS/Tax Combined in not displayed in iMapp and there may not be a “Property Tax” or other report until we receive official data about the parcel.

Listing Overview section

MLS Listing Info report includes Listing Overview section: check it out to find the MLS information on listing number, list date, listing price, and real estate agency/agent assigned.


Property Information section

Property Information section shows all details about the property item itself: exact address, property type, owner and subdivision information. If the listing includes address, you’ll see the map section with the subject property icon displayed on the map. Tax and Sales blocks will help you analyze the financial data available for the subject property.


Gallery section includes the photos of the property, gathered from the MLS (section will be displayed if the images for that property item is available in MLS). It is really good to have a visualization of the property you’re working with, so check out all the photos or scroll left/right manually to see all available images. As all other information sections, Gallery can be closed/hidden in Show Report Sections setting using checkbox.


Listing History section

If the property has more than one listing, you can see Listing history section. It gives you an opportunity to see all history of listing for the subject property. Check the details of previous listings by double clicking on the listing number. NOTE: if the property item has listings in different sources, the information blocks in the MLS Listing Info can be different. The MLS or Real Estate listing data can be license restricted for some users.

Tip: check out the gallery with the property’s photos and see how the item changed after the last listing. The Remarks in the MLS Listing Details block can be also useful to get have a full picture property’s listing.


Comparable Properties

Comparable Properties presents a subject property comparable analysis, to help determine the pricing trends for the area for properties similar to the subject property. Comparable Properties is not a fixed report: you can change parameters there and iMapp will re-calculate comparison data based on your criteria and limitations. It’s a powerful dynamic tool to generate reports and a great assistant of real estate professionals. Check here a full guide on how to use it in your daily work.


Valuation Analysis

The Valuation Analysis report is all about the money: it displays financial analysis of the property and its evaluation compared to other properties. The report includes two sub-types:

  • Equity Report: is a helper for real estate professionals who work with the property owner and wants to check what equity they have and what are the options if they attempt refinancing; the report includes Property Details, Refinance Estimation, and Assessor Valuation Factors sections.
  • Homebuyer Report: is a helper for real estate professionals considering possible purchase of a property, as it calculates the mortgage amounts; the report includes Property Details, Mortgage Calculator, and Assessor Valuation Factors sections.


Note: The Valuation Analysis report is based on valuation estimates using PropertyKey's proprietary Property Valuation algorithms, which incorporate regional sales trends for similar properties. While deemed reliable in general, these estimates may vary from actual valuations based on individual and regional market dynamics and recent trends.


Property Details section

Property Details section includes the exact address of the subject property and property’s financial details (including Outstanding Mortgages). Displayed data is gathered from data vendors and county agency sources. Estimated values in Property Details for Equity Report, such as Current Value, Loan Balance, Available Equity are calculated by iMapp based on other sales in the area. Current Value is calculated taking into account similar properties in the region, Loan Balance is a current balance left for this property which is determined taking into account loan amount, mortgage rate and start date. Available Equity is the difference between Current Value and Loan Balance. Estimated Equity in % is ratio of Available Equity to Current Value and visualizes equity in % (a good parameter to check if your client wants to check refinance options).

There is a line graph in the Property Details section, which is Estimated Value History graph. On the graph the property’s estimated value is compared to some average values iMapp takes from open sources (average values in the city, county, etc.). The graph is interactive: you can click on some period to see the price details for that particular date. Estimated Value line on the graph is the same as Current Value in Property details section.

Assessor Valuation Factors section

Assessor Valuation Factors displays Last Sales Details data, Assessed Value from County and a year, Property Taxes from tax sources and a year.


Refinance Estimation/Mortgage Calculation sections

Refinance Estimation/Mortgage Calculation sections give you an opportunity to calculate property refinancing options (for Equity report) and mortgage loan amount (for Homebuyer report). Two types of parameters are used for the calculation:

  • fixed parameters (for e.g., taxes, insurance): you can’t change the values for these parameters manually; the values are calculated based on financial data available in the open sources.
  • non-fixed parameters (for e.g., loan amount, loan type, interest rate): you can add your custom values to these parameters and iMapp will re-calculate the payments values and ratio.

The sum of payments is displayed in Estimated Payment. The Principle & Interest vs Insurance vs Tax payments ratio is visualized in comparison pie chart with % value. When you change non-fixed parameters, the comparison % in the pie chart is re-calculated and the chart itself adjusts to the new values.


Demographics report

This report presents demographics statistics available for the area: pie graphs give an overview of the demographic situation of the neighborhood where the property is located in. The pie graphs (charts) are split by social categories, such as Age Distribution, Rent vs Owned, Education Attained, Family Type, etc. The data for these numbers comes to iMapp from two different sources: US Decennial Census and American Community Survey. You can change the area/distance captured using distance radius settings: choose the one you’re interested in the dropdown with the options. The data displayed in the graphs will be changed depending on the radius selected in the dropdowns.

If you want to display the percent % in the charts, check the box Show Percent In Charts.


Residential MLS Stats

The report provides a multilateral market overview, giving you the details on the number of listed properties, time period they are available on market, available price ranges, and price changes during specified period of time. All of this market knowledge information can help you understand the prevailing market prices and time-on-market may be for an area, to help you plan pricing and timing of listings, as well as to gauge offers to purchase.


MLS stats bar chart

You can see here bar chart with bars and lines which display different groups (categories) of comparable properties and their changes within the time period specified below the chart. The displayed and compared groups of properties change depending on the tab selection under the chart: Sold Listings, Inventory, New vs Sold, All Sales. The data for analysis includes counts (sold, new, active), prices (MLS price, sold price, new price), % of absorption, inventory, days on market and more.

Inventory tab

The Inventory tab includes the data grouped in the graph and the data presented in the table:

  • the graph shows the bars with Active Count data (the properties that were on sale at any time during that month), and lines with % of Absorption (the % of selling properties) and Inventory (or Months supply), thus giving understanding when there was a larger or smaller number of listed properties and what was the stats of in this time period
  • the table presents exact numbers for the parameters: number of Counts within a month (the count of active listings), what was Median price, Days on Market (DOM), Absorption rate (the number of selling properties), Months Supply (the count of listings to month supplies, or the count listings divided by absorption)

Tip: by checking the average DOM in specified city or area (use Include Properties setting), you can get understanding what is the level of demand in this area and if people in this area are willing to buy, thus finding the region where the properties are sold quickly and setting up competitive price for your listing or offer.

All Sales tab

The All Sales tab gives an interesting additional facet for comparison analysis: it puts together MLS and non-MLS sold price data, thus giving you an idea what is going on in the market outside MLS (Non MLS may include FSBOs, properties listed outside of the local MLS, real estate investors and other private party sales):

  • the graph shows the bars with counts of MLS sold properties (MLS Sold Count) and non MLS sold properties (Non-MLS Count), and lines with median price in MLS listings (MLS Sold Price) and in counties' records (Non-MLS Price)
  • the table shows MLS sales (all data under Sold listings) and all counties' recorded sales (all data under Non-MLS Sold Properties)

To control and change the data used for calculations and statistics, use the settings on the right side of the report. Go to Include Properties setting to select there the area of the properties localization and iMapp will recalculate the results of stats using selected geographical group of properties' data. In Property Types you can change the type of properties used for stats calculations: click on the dropdown to narrow the stats data to some particular type of property (single family, condominiums) or extend the statistical results by selecting all residential. $ With Price Range setting allows you to select and limit the price ranges for the properties used in stats calculations. Click on the dropdown to see all the options. For Time Period setting limits the data by the time: select the range in the dropdown and iMapp will show you the active listings which were listed during the last 6, 12, 18, or 24 months.


Show Report section

The iMapp Property Report is fully customizable. YOU may remove or minimize some sections using the buttons on each report section AND also the “Show Report Section” box on the right side menu. You can also adjust the size of the report maps from the “Show Report Sections” settings on the right side → and toggle the options from the Small Map/Large Map checkbox there.


Save, Email and Print options

To export or share any report you are viewing, use select the appropriate button from the right-side button bar: save it via “Save PDF”, print it out by clicking “Print” or email it immediately using “Email” option.

When the report is sent via email, the recipient will get the public link to the report: this means that this person doesn’t need to have iMapp access to view it, no additional login or verification is required.

Save PDF option allows you to save the report in PDF format, which will look like the iMapp property report web page. Print is easy and fast way to print out the property’s data with selected layout and number of pages (click dropdown More settings if you want to choose paper size, margins and other print settings). Again, the printed page looks exactly like iMapp property report page.


Add Bookmark

You may save the Subject Property Report to favorites, for later reference, via the Bookmark button. For any property, you make Bookmark the Property Report, MLS Report, Comparables Report, etc. When the button (Bookmark+) is clicked, the Bookmarks popup will appear, with the address line filled in automatically: it will be used as a name of the saved report. You can then add any notes, tags or contacts for easy search and access to the property report in the list of favorites. When done, click “Save as Favorite”.

The saved Property Report can be accessed from the right side iMapp menu, from the Bookmarks button:
