Valuation Analysis Report Overview
The Valuation Analysis Report includes a Homebuyer Report which provides estimate of the value of in the property in the report, as well as Property Detail based on the subject property, including sales history, mortgage details, and county assessor valuation data. This allows a user to get a quick understanding of major valuation datapoints all in one place while analyzing factors and trends of valuation.
Our "Estimated Current Value" is a proprietary calculation, based on recent sales activity and public records, attempting to find the most likely market value for the property on the report.
Property Details section
Property Details section includes the exact address of the subject property and property’s financial details (including Outstanding Mortgages). Displayed data is gathered from data vendors and county agency sources. Estimated values in Property Details for Equity Report, such as Current Value, Loan Balance, Available Equity are calculated by iMapp based on other sales in the area. Current Value is calculated taking into account similar properties in the region, Loan Balance is a current balance left for this property which is determined taking into account loan amount, mortgage rate and start date. Available Equity is the difference between Current Value and Loan Balance. Estimated Equity in % is ratio of Available Equity to Current Value and visualizes equity in % (a good parameter to check if your client wants to check refinance options).
