Suggested Search - Cash Buyers and LLCs

IMAPP includes a series of Suggested Searches to help you get started with some common tasks and learn how searching can work. When you click on the "Cash Buyers that are LLCs" suggested search, the fields of the search page will reload with some search fields populated.

This will search within all property records in a selected Zip Code that have had a recently been sold to a cash buyer. Additionally, we include a search filter for only properties owned by an LLC. Combined this indicates a likely Investment property, owned by a corporate entity (not an individually owner property). The is a possible search used by real estate professionals to find prospective entities to work with for buying, selling, or managing rental properties. These are Real Estate Investors active in a very specific area.

The default settings will show "Sale using Cash Only" equals "Yes", which means we don't see any record of a mortgage to go along with that sale, though it is possible there is unconventional financing that we don't have access to. Some real estate investors use traditional mortgages, and others do not. The "Owner Name" contains "LLC" line filters results to only properties that have "LLC" in the official owner name. This is optional....not all real estate investors use an official LLC, but many do. Many traditional homeowners buy a home with no mortgage, and this LLC filter helps to avoid them. We also include a Zip Code filter to create a very focused prospecting list, but this is optional as well.

The search interface is highly customizable. You can also choose alternate "Property Location" regions, draw a your own geographic shape on the reference map, or add other filters by filling in more lines or selecting other fields from the search fields list. Each additional item you add further focuses the results to just what you want. You can also remove some lines from consideration by deleting whatever is in the "Search Value" for that line.

You can click "Start Search" to do the search as prepared. This search will find all properties bought by an LLC in the last 2 years with no mortgage. From the results of this search, you can download data for matching properties or create mailing labels to contact the property owners.
