Suggested Search - 1031 Exchange
A "1031 exchange" is commonly thought of as a trade of 2 properties with similar market values between 2 long-term property owners. This search shows some examples of searching for possible matches for a property. This search uses "Value Estimated" to create a range of possible market value properties (that you can customize to match your property). It also uses the "Sale Date" Less Than "-15 years" filter. This find properties where the most recent sale is older than 15 years from today. This will find only longer term owners. You can customize the date limit and estimated value range to match your requirements.
If the investor in question is looking to acquire only certain types of properties, they can filter this using addition fields, such as Property use. Selecting that Property Use Code selection box will allow you to select only the property types you are interested (eg. MultiFamily Apartments, Mixed Use Commercial, or Warehouses, etc). The search interface is highly customizable. You can also choose alternate "Property Location" regions, draw a your own geographic shape on the reference map, or add other filters by filling in more lines or selecting other fields from the search fields list. Each additional item you add further focuses the results to just what you want. You can also remove some lines from consideration by deleting whatever is in the "Search Value" for that line.
