Suggested Search - Subdivision/Development Name

IMAPP includes a series of Suggested Searches to help you get started with some common tasks and learn how searching can work. When you click on the "Subdivision/Development Name" suggested search, the fields of the search page will reload with some search fields populated.

This will search within all property records in a selected County that are within the bounds of a selected Subdivision or Development name. This is an example of a search real estate professionals could use to prospect for business, by contacting the owners in specific areas to help them buy or sell their homes. Some agents like to promote that they have just sold a property in that subdivision and/or may know more interested buyers.

A subdivision is a planned group of parcels that are legally defined within that grouping (eg. Lot X of of Block Y of Subdivision Z). The Subdivision is registered with the county when created, and that subdivision name is usually tied to all parcels in that area. You can search for those parcel by selecting that appropriate name in the "Subdivision Name" Selection box. This box brings up a set of possible names, but is also responsive to your typed in name. To select, find the Subdivision name in the list provided or begin typing the name to be presented with matching suggestions. Note: there may be variations from the expected subdivision name in question.

As an alternative, it is also possible to search by "Development Name". Development Names are informal naming conventions for developments and condominiums, and are not necessarily filed with government agencies. It is what a real estate developer calls the development for marketing purposes. Since Development Names and Subdivision Names can seem similar, you may want to try the name you know in both fields if you are not sure which is which. It might also be advisable to choose "Contains" as a Search Type for this field.

Additionally, this search includes a Phone Number filter. In this case, it is filtering for "Phone Number" Contains" a dash. Since all phone numbers contain a dash, this is effectively searching for all matching properties that have a phone number in out databases. This can be added to many searches in IMAPP, if desired. To remove the phone number filter, remove the dash from that line. Note: end users are responsible for appropriate use of any phone number data included in IMAPP.

The default settings will show properties with a "Subdivision Name" matching a selected value, and with a populated phone number.

The search interface is highly customizable. You can also choose alternate "Property Location" regions, draw a your own geographic shape on the reference map, or add other filters by filling in more lines or selecting other fields from the search fields list. Each additional item you add further focuses the results to just what you want. You can also remove some lines from consideration by deleting whatever is in the "Search Value" for that line.

You can click "Start Search" to do the search as prepared. This search will find all properties in the selected Subdivision with a listed Phone Number. From the results of this search, you can download data, including phone numbers, for matching properties or create mailing labels to contact the property owners.

Searching For Multiple Subdivisions

It is also possible to search for properties within one of multiple subdivisions, by selecting the "Is One Of" Search Criteria on the "Subdivision Name" line. See more details on Multiple Subdivision Searching.
