Suggested Search - Delinquent Taxes

IMAPP includes a series of Suggested Searches to help you get started with some common tasks and learn how searching can work. When you click on the "Delinquent Taxes" suggested search, the fields of the search page will reload with some search fields populated.

This will search within all property records in a selected City that have had Delinquent Taxes. In this example, we are also including properties that have had multiple recent Code Violations with the city. This is an example of a search real estate professionals could use to prospect for business, since many of those homeowners are having financial struggles and may be in a position to sell their property in the near future.

The default settings will show "Taxes Are Delinquent" "Equal to" "Yes". That is the main delinquent tax filter. Note: it is possible that the property owner has recently paid their taxes and we have not receive confirmation of that....we try to keep our records current, but their is a possibility of lag time there.

This search also includes an option for a properties with 3 or more recent Code Violations. We have Code Violation data for most, but not all municipalities in our coverage area, so this will only work on those areas. If a property have multiple Code Violations, that indicates that the owner may be having additional difficulty in maintaining their property as required.

The search interface is highly customizable. You can also choose alternate "Property Location" regions, draw a your own geographic shape on the reference map, or add other filters by filling in more lines or selecting other fields from the search fields list. Each additional item you add further focuses the results to just what you want. You can also remove some lines from consideration by deleting whatever is in the "Search Value" for that line.

You can click "Start Search" to do the search as prepared. This search will find all properties in the selected city that have Delinquent Taxes and Multiple Code Violations. From the results of this search, you can download data for matching properties or create mailing labels to contact the property owners.
