Suggested Search - Unoccupied Homes
IMAPP includes a series of Suggested Searches to help you get started with some common tasks and learn how searching can work. When you click on the "Unoccupied Homes in a Zip Code" suggested search, the fields of the search page will reload with some search fields populated.
This will search within all property records in a Zip Code that appear to be unoccupied. This is a common type of search for agents looking to prospect for business, since many of those homes are being underutilized and ownership may be going through probate, dissolution or some other change of ownership. These are properties that the owner may be interested in selling or renting out in the near future.
The default settings will show only are currently, or were recently not receiving normal services that inhabited homes receive ("Unoccupied Address"). These properties are likely uninhabited, though it is possible they are undergoing remodeling, being used as short term rentals, or are only temporarily uninhabited by an ongoing resident.
This search also includes an option for a Property Use Code. The pick selection box for that field lets you pick other criteria and explains those options...in this case it is selecting Single Family Homes. There is also a Zip Code selected, which you could customize to select an alternate area, or delete the zipcode to remove that filter.
The search interface is highly customizable. You can also choose alternate "Property Location" regions, draw a your own geographic shape on the reference map, or add other filters by filling in more lines or selecting other fields from the search fields list. Each additional item you add further focuses the results to just what you want. You can also remove some lines from consideration by deleting whatever is in the "Search Value" for that line.
You can click "Start Search" to do the search as prepared. This search will find all Single Family homes that appear to be uninhabited in the zip code selected. From the results of this search, you can download data for matching properties or create mailing labels to contact the property owners.
Note: Some users may have confusion between the terms"Unoccupied Homes" and "Non-Owner Occupied Homes". Unoccupied Homes are ones that appear to be vacant. Non-Owner Occupied Homes are homes that the owner doesn't currently live in, which could include rental property, part-time residents, and others. If you would rather search for Properties that are Non-Owner Occupied, you can pick the "Owner Occupied" search field, and set the Search value equal to "No".
This will return any properties where the Owner's address is not the same as the property address.
