Suggested Search - Recent Expired Listings
IMAPP includes a series of Suggested Searches to help you get started with some common tasks and learn how searching can work. When you click on the "Recent Expired Listings" suggested search, the fields of the search page will reload with some search fields populated.
This will search within MLS listings for recently expired MLS listings for Condominiums. This is a common type of search for agents looking to prospect for business. These are properties that the owner may still be interested in selling, but the previous marketing attempt was unsuccessful.
The default settings will show only listings that are no longer active in the MLS coverage area, that expired in the past 60 days days, but you can customize that timeframe to a different number of days, or since any date you pick. For Property Types, you could instead select Single Family Homes, or other property types from the list provided.
The search interface is highly customizable. You can also choose alternate "Property Location" regions, draw a your own geographic shape on the reference map, or add other filters by filling in more lines or selecting other fields from the search fields list. Each additional item you add further focuses the results to just what you want. You can also remove some lines from consideration by deleting whatever is in the "Search Value" for that line.
You can click "Start Search" to do the search as prepared. This search will find all Condominium Listings that have expired in the last 60 days, that have not been relisted, in the city selected. From the results of this search, you can download data for matching properties or create mailing labels to contact the property owner.
