Advanced Map Layers Usage

Using the IMAPP Layers menu, you can select a map view which will advance your work with the map: each option (Base Map, Show Boundaries, Parcel Annotations, Points of Interest) has its own list of layers, boundaries and outlines, which can provide valuable context to your research. You can select multiple options in the Layers settings, thus making map a powerful tool for market area analysis and prospecting.

To take advantage of the map data analysis, select the layers which give you precise values for each property (like price estimations, last sales, house numbers), show you estimated gradation levels via color scheme (flood risk level, equity, code violations), give valuable info on properties statuses (MLS statuses and foreclosure flags), and visualize additional information (rental & vacant properties, tax delinquent, etc.).

To find the improved views to interpret displayed data, use zooming and map rotation to change the view of the map. Important: not all map layers are available at all zoom levels or in all locations. If you do not see a layer you are expecting, you may need to zoom in or out or pan to a place where that data exists.


Base Map

A base map layer is a layer that provides the overall visual context for a map or scene. IMAPP Base Map setting changes map base layer, it is located at the top of Layers list.

The dropdown options coincide with the map base layer type settings in right bottom corner: if the base layer was selected in the bottom, you’ll see the same set up in the dropdown.

Street Map Base Layer

It’s a basic street view, which uses a combination of light and earth-like tones to depict forms of terrain and urbanized areas. It is similar to Google maps default map view.

Aerial (Satellite) Map Base Layer

It’s a view is generated by aerial or satellite photos stitched together. It’s great option if you’re looking for natural features on land, location of buildings, trees, water, paving, etc, from a detailed and realistic point of view.

Flood Map Base Layer

This base map represents a map view which displays special flood hazard areas as determined by FEMA research of maps and terrain. You can use the information to better understand the level of flood risk: the visualization comes in color levels from low (green color) to high (red color). These maps correspond to Flood Data on Property Report Maps


Show Boundaries

Show Boundaries dropdowns allows to select different types of border lines, thus highlighting the boundaries depending on division. To activate this layer, check the checkbox “Show Boundaries” and select the option you prefer in the dropdown.

City Boundaries: city, town or other municipal borders

County boundaries: county/parish/similar borders

Residential Developments: common names for residential areas. There are not necessarily legal names or subdivision names, and may be what areas are commonly known as or marketed as. This can include development names, neighborhoods, condominium names, apartment names, etc.

Opportunity Zone: areas categorized as being eligible for federal income tax/capital gain tax credits for development or investment under tax code 1400Z. Consult a tax professional before investing.

MLS Area: many Real Estate Associations establish a map of various areas throughout their areas to allow for categorization/reference of listings by region neighborhood, etc. If we have access to those maps, the area overlay may be available.

Elementary School Attendance: many school districts establish zone-based assignment of schools based on the location of a residence relative to the neighborhoods/regions they assign to each school. If the residence falls within a certain attendance zone, any children living there may be assigned to the default Elementary school(s) for that attendance zone. Consult your school district for exceptions and details.

Middle School Attendance: many school districts establish zone-based assignment of schools based on the location of a residence relative to the neighborhoods/regions they assign to each school. If the residence falls within a certain attendance zone any children living there may be assigned to the default Middle school(s) for that attendance zone. Consult your school district for exceptions and details.

High School Attendance: many school districts establish zone-based assignment of schools based on the location of a residence relative to the neighborhoods/regions they assign to each school. If the residence falls within a certain attendance zone any children living there may be assigned to the default High school(s) for that attendance zone. Consult your school district for exceptions and details.

Zip Code Boundaries: USPS established postal ZIP codes


Parcel Boundaries

Parcel boundaries represent the boundaries of a piece of land or an individual property. Through geographical information systems (GIS), counties map such boundaries and compile them into a larger map that includes all properties within the county, a process which is updated continually as property boundaries are split, combined or modified, to ensure accurate and current data. When combined with specific data parameters about a property, parcel boundary data provides more complete information on each property or set of properties, which can be a very powerful tool.


Parcel Annotations

Parcel Annotations checkboxes include layers with additional information or parameters, and the properties, which fit these parameters. Check your preference and iMapp will display this info on the map.

Estimated Value

Estimated Value is the estimated market valuation estimate of the property using proprietary algorithms. This calculation is made taking into account similar properties, in the region, in the recent history, as well as known information about the state of the property.

Code Violations

Code Violations is thematic layer that indicates the presence of Code Violations for the property. This layering includes only violations over the last few years and since the last sale. In general, the darker the coloring, the more violations or the more severe violations.

Tax Delinquent

Tax Delinquent indicates properties that currently (or recently) are delinquent in payment of property taxes.

Equity

Equity is iMapp thematic layer indicating the difference between the "Estimated Value" parameter (it’s layer is placed above Equity in Parcel Annotations list) and IMAPP estimated Loan Balance parameter. Estimated Loan Balance is a current balance left for this property which is determined, which takes into account loan amount, mortgage rate and start date. Equity indicates a rough estimate of the amount of money that could be available if the property was sold and any loans are paid off. Equity map visualization is shown by the color scheme, from green to red, where green stands for more estimated equity and red is less or negative estimated equity:

House Number

House Number layer displays the street number of the primary address of the property.

Lodging Licenses/Rental Properties

Lodging Licenses and Rental Properties are thematic layers that indicate the presence of Current/Recent Lodging or Rental licenses for the property (based on local or state licensing data). Rental/Lodging licenses are including if they are actively licensed (not expired), or have been actively licensed in the preceding year.

Occupancy length

Thematic layer indicating the number of years since the most recent sale of each property. In general, the darker the coloring, or higher the bar on the property, the longer time since the most recent sale.

Last Sale Price

The dollar value of the most recent sale/deed for the properties. If there is no price for the property on the map, it means that last sale details are not available for this item.

Vacant Properties

Thematic layer highlighting properties that have buildings but that seem to be sitting vacant at this time, based on analysis of the property and whether that property is receiving common services of occupied buildings.


Points of Interest

Points of Interest include categories such as MLS listing flags of various statuses (MLS Listing Data), foreclosures info (Foreclosures), and the properties which you’ve saved as favorites (Bookmarks). When the checkbox is disabled, the flags disappear from the map and Property Overlays bar and the bottom of the map:


Lot Dimensions

Lot Dimensions or lot size, the dimension or measurement of a property. When clicked, you’ll see lots line lengths displayed on the map.


Subject property

Subject property disables/enables the display of the subject property item (if you uncheck the screenshot the icon will disappear)
