Tax Report: Valuation Section
Value Information displays tax value data for the last 5 years, including just market value, taxable value and percent change:
The information on the Value Information section is collected from local government appraiser, assessor and/or tax collector offices. These are the value calculations used by those agencies to attempt to calculate appropriate valuations of the property to base tax collections on. You can see up to 5 years of history and also choose to display a chart showing the value changes over time for this property, compared to the averages in the local city, zipcode, and subdivision (click on Value Trend Chart checkbox).
In general, these agencies calculate a Market Value (estimate of what the property might sell for on the free market), and Appraised/Taxable values, which adjusts the Market Value to deal with limitations on what portion of the property's value is used for taxation purposes. For example, this might limit the increases in valuation from year to year, or exclude a certain amount for homestead or other exemptions to taxation (thus reducing the taxable amount used to calculate property taxes).
The Tax Amount information includes the actual amount of taxes billed based on those valuations, as well as additional assessments, special tax district payments, and other non ad valorem taxes. Where available, we also collect information on unpaid taxes (tax delinquencies). If a tax bill is not paid on time, we will mark those years in red and note the delinquency. Note: there can be some lag time in updating delinquent tax data. It is possible that a payment has been made after we have received our most recent update. You may want to double check these figure with the local tax collector by following the included link.
The Valuation Section also includes, where applicable, details on Non Ad Valorem tax levies and assessments. These are additional tax amounts which are NOT based on the assessed value of the property, but are additional amounts added into your total tax bill. This can include special tax assessments and fees for specific services, as well as Community Development Districts repayments. The blue bubble will provide any available details for those fees.
Estimated Current Value
At the bottom of the Valuation report section, we supply our "Estimated Current Value". This is a proprietary calculation, based on recent sales activity and public records, attempting to find the most likely market value for the property on the report. The graph next to it will attempt to factor in likely loan balances to determine an equity calculation as well.
Note: the Estimated Current Value report can be turned off in the "Show Reports Section" dialog in the right menu.
